The following is a narrative
of uses proposed in the Mixed Use Village:
- Civic Uses
- A site of approximately 3 acres is proposed for a new City Hall facility
of approximately 20,000 sq ft and a branch library of up to 18,000
sq ft, with shared parking facilities.
- Destination Retail and Dining
- The Mixed-Use Village is anticipated to contain up to 40,000 square feet
of destination retail and dining. This retail area can also accommodate
small professional “storefront” offices. Buildings will be
configured along a main street to impart a small-town feel, and no large
format or “big box” retail is anticipated.
- Office and Educational Uses
- An additional 5,000 square feet of office or educational uses may be
provided over one of the retail uses.
- Wine Tasting and Event Center
- A wine tasting and event center of up to 7,500 sq ft will further
the City’s role as a gateway to the Napa Valley. This complex
could be integrated with portions of the ruins, which are envisioned
as spatial defining garden elements.
- Small Event Venue
- There is an existing small structure of approximately 2,000 sq ft
in size that is part of the ruins complex. With extensive restoration,
this structure will compliment the Town Center and gardens as a wedding
chapel or small community center/meeting space.
- Boutique Hotel
- Supporting the tasting and event center is a site proposed to be a boutique
hotel. With up to 150 rooms and up to five stories in height, a hotel
can also support weddings and other events to enhance the City’s
tourism draw. Situated at the end of the lake, the hotel could form
the eastern anchor to the Mixed-Use Village.
- Lakeside Recreation
- Created as part of the former quarry operations, the lake forms the southern
edge of the Mixed-Use Village. The lake will provide an aesthetic and
recreational backdrop to the project, with opportunities for views and
a multi-purpose trail around its perimeter. An outdoor amphitheater is
currently under consideration as a means of enhancing the amenity. The
lake and surrounding greenbelt/trail would be approximately 6 acres in
size.
- Single Family Attached Residential
- A variety of attached single-family homes in duet, townhouse and condominium
configurations will add density and impart energy and color to the
Mixed-Use Village. The proposed attached residential uses may include
cluster configurations and live/work units in 2, 3 and possibly 4-story
buildings, with a maximum of 225 units generally ranging in density
from 12-30 du/ac.
- Mixed-Use Residential
- In order to help further energize the Town Center into a 24/7 district,
up to 35 additional residential units will be located above the retail
uses along the Main Street and Town Square.
